(and taxes that become due while financing), making the
total purchase price $5,000 (If the bid is higher, the $5,000 total
price will still be honored. For Example, if the bid ends at
$7,500, the total price will still be $5,000 financed).
No delinquent prior year back taxes will be due at time of conveyance,
OR Seller will lower the sales price and subtract any prior year back taxes
that are due, if Seller so chooses (which is essentially the same thing).
Buyer responsible for taxes occurring on the calendar day of 1/1/18.
I am not local to this property, so I am advertising the property as "land" because I can
only guarantee the home existed as of the date that my friend visited the property which was July 15, 2016. When driving
by the property, it appeared that someone was living there, Buyer responsible for evictions (if the property is still occupied).
The home is most likely intact, but I do not guarantee that. That is why the title reads "Poss Home / House" which
means the home/house might "possibly" exist. Please do not ask for more pictures, because I do not have any more.

Payment Terms
While financing the property, Buyer is responsible for paying property taxes
that become due and agrees to abide by all property laws. Prior to the property being
paid off, Buyer cannot permanently reside there.
While financing, all payments must be made on time. In the event that Buyer
is thirty days (30) late, Buyer will lose all ownership interest in said property, and shall
forfeit all funds paid to Seller.
Once Buyer has paid in full, I will pay for the quitclaim deed to be filed with the county.
The Buyer will then receive the original, recorded paperwork with the USPS tracking number that will
be provided. Once Buyer has paid in full, the quitclaim deed will be filed.
I will pay the fees to record the property.
Per PayPal's website, PayPal is not a payment option.

TERMS:
1. Buyer must contact Seller and state the following within 24 hours at the end of the auction for recording purposes:
Buyer must state their Name, Corporation, or Trust they wish to put on the title along with the mailing address.
If in a person's name, marital status is also required. Buyer must also state payment method they intend on using
as well as specific details (such as cash or financed) within 24 hours of the auction's end time.
3. If more than one parcel is for sale, buyer must specify parcels.
c. Personal checks are allowed, but we need to wait until funds clear.
d. PayPal is NOT allowed.
CONDITIONS:
4. Seller reserves the right to end auction early without notice.
Seller is an owner and/or assignor of all said properties.
Seller has the right to sell all properties, and, in certain instances
may be selling them via contract options and/or assignments, however,
Seller has the right to sell said properties.
DELIVERY
1. When the funds you send clear my account, I will then mail out your deed to the county.
From the date that your payment clears my bank account, the title should be recorded
within 2-4 weeks. In certain instances, if the property is extremely tax delinquent,
it may take 5 to 12 weeks to record. The average turnaround time is about 3-4 weeks.
The county will receive the deed, and then they mail you the original, recorded
deed to the address that you have provided.
